AEDC Shell Building Sold

The 50,000 square foot shell building constructed for the Atlanta Economic Development Corporation completed in mid-April has been sold.

The structure is located on a 6 acre site in the Atlanta Business Park on U.S. 59 at the southwest edge of Atlanta. The prefabricated metal building is a 200 feet by 250 feet structure with a 24 foot ceiling at the eaves(20' 5" clearance) and a 32 foot high ceiling at the roof center (27' 10" clearance). A truck high loading dock area measuring almost 190 feet is located on one side with the placement and number of access doors to be added to meet the needs of the occupant. A masonry front entrance leads into the to-be-finished administrative space. The floor will be added based upon the companies load-bearing needs.

Atlanta is located between I-30 and I-20 in "the right corner" of Texas halfway between Houston and Memphis. Transportation links to the Gulf Coast, the midwest and the southwest are readily available starting with the almost interstate quality US 59 at the entrance of the Atlanta Business Park.

The Atlanta Business Park located within the Atlanta Enterprise Zone has a great deal to offer businesses wishing to relocate or expand. In addition to the lucrative incentives available with the enterprise zone program, triple freeport goods exemptions from all taxing jurisdictions, property tax abatements, and other local incentives are available.

The Atlanta Business Park Phase I project completed in July 2000, includes approximately 30 of the planned 88 acre development. Water and sewer are at the curbside for each lot. Lot sizes range from 1.5 acres for sites with frontage on US 59 to 5 acre lots in the business park interior. Lots can be combined in the business park to meet the needs of your business.
